What Are Your Rental Requirements?

We look for the same things most apartment communities look for. You are required to complete an application. There is a non-refundable Application Fee of $35 per adult ($50 for married couples with the same last name). Great New Place will evaluate your acceptance on the following criteria:

- Rental History
- Criminal Background 
- Credit History
- Income and Ability to Pay Rent

For your convenience, you can download an application and pay the application fee online. 

How Much Is The Security Deposit?

Deposits are generally half-a-month's rent or $500, whichever is greater. We give you the option of paying the deposit in one payment or splitting it into payments to make paying the deposit easy. Of course, you get the deposit returned, less a nominal carpet cleaning charge, and less any damages, when you move out. 

Do You Allow Pets?

Yes, in most cases. However, before making a final commitment, we like to meet the pet. Pet deposits are determined after we meet your pet. We do not accept aggressive dogs, Rottweilers, Pit Bulls (or Pit Bull mix), Dobermans, or any dogs over 60 lbs.

Are You a Locator Service?

No, these are individual units that we actually own so you are dealing with the owners of the property.

Where are your properties located?

We have properties in over 10 communities. These properties are all within 5 miles of Downtown Dallas so they are close to Uptown, SMU and Northpark Mall. Best of all, they are right in the middle of some of the best entertainment, shopping and dining that Dallas has to offer. 

What about safety?

Security is very important no matter where you live.  Crime statistics in our neighborhood are lower than the city of Dallas as a whole, and in the specific communities where our condos are located, it’s much much lower!  As an added precaution, we’ve installed intrusion alarm systems in all of our homes and we've added other security features like tamper resistant locks and reinforced door jambs. The crime rate in our area has been lower than the City of Dallas for the last 10 years. 

Are the photos I see on the site "stock" photos or the actual condo I would be renting? 

The photos you see are of the actual place that you would be renting, not some stock photograph or staged unit that doesn't resemble the place that's actually available for rent. 

What's the difference in a condo or townhome versus an apartment?

Condos and Townhomes are built for individual ownership versus an apartment which is designed for multi-family housing. This means condos and townhomes have nicer finishes and layouts compared to traditional apartments. All of our condos and townhomes are unique and aren't anything like apartments. In fact, check out "Our Story" and see what makes us different. 

I'm Planning On Moving In The Future. Can You Notify Me of Other Properties That May Be Available At That Time?

Yes! We typically don't know what places we will have come available until 60 days in advance. If your move date is past that time period, contact us and we will put you on our mailing list.

What makes your places so unique? 

It's a great question. First of all, all of our condo and townhome apartments for rent are near Uptown Dallas, one of Dallas' hottest neighborhoods. Then we regularly break one of the cardinal rules of real estate investing... "Never fall in love with a place and put the least amount of money into it when you fix it up." But we don't just break that rule...we smash it to pieces. That's because we love our places! In fact, one of our investment criteria is that we never purchase a place that we wouldn’t live in ourselves. Then we go one step further, we remodel it so that it is the very best place in the neighborhood. That means quality upgrades in just about every room. Cookie-cutter, run-of-the mill properties aren't what we're looking for....and we don't think you are either.
